Terms & Conditions


  1. Terms and conditions form the sole contract between Algarvevillas2let (referred to as we/us) and the person signing/registering the booking form, who must be over 18 years of age and who shall be deemed to sign/register the form on behalf of all the persons named herein.  No contract shall exist until we have received a booking form together with the correct deposit/full payment, and have confirmed the reservation in writing.  Before booking, it is recommended that you email or telephone to check availability.

  2. Method - A deposit of 50% is required to confirm booking, (deposits are non refundable).  The final balance is due 8 weeks before arrival.  For bookings made less than 8 weeks before arrival, 100% is payable at the time of booking.  A final invoice will be sent once the balance has been paid in full.                                                                                     

  3. Clients are liable to cover damage, breakage and loss of contents during the agreed time of stay.  We reserve the right of entry at any time if we feel the property has been damaged or is in a state of disrepair.

  4. Cancellations, any money paid is non-refundable.  Cancellations must be confirmed to us in writing,

  5. It is strongly recommended that clients take out travel insurance to cover possible cancellation as soon as your reservation is definite. 

  6. The accommodation rates quoted are based on the property rental per week (not per person), and include the use of all in house amenities and facilities featured; pool or communal pool area, electricity, heating (when applicable), TV, bed linen, towels.

  7. The accommodation may only be sub-let, shared or assigned by you, the client with our express agreement, otherwise only the persons shown on the booking form are permitted to stay in the villa.  Please note that any contravention of the above will render your booking void and all monies received will be forfeited.  No pets are allowed.

  8. The rental period begins at 16.00 p.m. hours on the day of arrival and terminates at 11.00 a.m. hours on the day of departure.  The villa is thoroughly cleaned and inspected before and after every rental to ensure that all clients have a comfortable stay.

  9. We cannot accept liability for death, personal injury, sickness, accident, delay or loss of luggage or personal effects or any other loss or misadventure which may occur whilst renting our apartments/villas.  Use of the facilities is entirely at your risk, and it is particularly important that children are supervised at all times.

  10. We accept no responsibility or liability for any loss or damage or alteration to the terms of you reservation caused by events beyond our control, including, but not restricted to, war, terrorist activity, civil commotion, flight delays or cancellations, airport closures, adverse weather conditions, fire, flood or industrial dispute.

  11. All description given in the brochure/website are made in good faith, but no liability can be accepted for error or omissions.

  12. Should you experience any problems whatsoever with the property rental during your stay, please contact us and we will assist and rectify the matter as soon as is practically possible.  Should a problem remain unresolved, you are asked to notify us in writing within 7 days of your return. No action can be taken or liability accepted for any complaint received after this period.
